Understand why this matters to lenders and you

For one thing, your lender will not want to loan you more money for the house you are buying than what it is worth. If your lender does this and you fail to make your payments, the lender would have trouble selling your house and breaking even if they had to foreclose on your home.

Go through another lender

One of the options you have if you get a low appraisal is to go through another lender for the loan. When you do this, the second lender you choose may use a different appraiser to complete the appraisal, and a different appraiser might come back with a different value for the house. If the second appraisal is high enough, you could still get the loan without any problems, as long as you stuck with the second lender you worked with.

Work out a deal with the seller or put more money down

There are two other things you could do if you really want to buy this house. The first option is to ask the seller to lower the price to the amount it was appraised for. The other option is to put a larger down payment on the house. If you decide to buy the house even though it appraised low, your lender would not loan you as much money to buy it, and this would mean that you would need to put more money down on it.
